  1. Discovery & Listening

    1–2 weeks

    A 90-minute conversation about your site, your programme, your timeline, and what success looks like to you. We ask the questions other firms skip — and we listen more than we talk.

  2. Feasibility Study

    4–6 weeks

    A deep-dive feasibility study that interrogates the brief, validates the budget against current market conditions, and identifies the risks nobody else has surfaced. You get a report you can take to lenders.

  3. Design Development

    3–6 months

    A single principal designer owns the design from concept to construction drawings. Materials, structure, and cost are resolved simultaneously — never sequentially — to avoid expensive redraws later.

  4. Permitting & Pre-Construction

    2–6 months

    We handle entitlements, permit submissions, and bid management. By the time we break ground, every subcontractor is locked in and every material is ordered.

  5. Construction

    12–30 months

    In-house construction crews, weekly quality audits, and a live project dashboard giving you 24/7 visibility into schedule, budget, RFIs, and change orders. No surprises.

  6. Handover & Aftercare

    Ongoing

    A complete handover packet documenting every system. We check in at 30 days, 90 days, and 1 year post-handover to address any issues. Our buildings come with a relationship, not just a warranty.
